Making light of the EPC burden

Almost all property transactions now require an Energy Performance Certificate (EPC) to be in place before completion. This is the responsibility of all parties involved in the transaction and as with any regulatory requirement there can be significant fines should it be found that an EPC is not present. Although in the majority of cases an estate agent will have instructed an EPC at the marketing stage, there are still too many instances where one has not been produced, especially in the commercial market, putting parties at unnecessary risk. There are also private sales to consider where an EPC should be in place but in which the marketing trigger point will not have prompted the owner to have one done.
