Quick Sale Ready: A new opportunity to win more listings

13th September 2016

ETSOS are delighted to announce the launch of a brand new service designed to help agents deal with compliance, win more listings and save 7-10 days on the time it takes to sell property.

QRS with textQuick Sale Ready provides an outsourced compliance service for estate agents dealing with the implications of the Money Laundering Regulations 2007 and the Consumer Protection from Unfair Trading Regulations 2008 (CPRs).

CPRs place a legal responsibility on agents and vendors to provide material information, that is to say information which the average consumer needs in order to make informed decisions, at the point a property is listed. Quick Sale Ready collates this information at the outset of the listing.

While traditionally legal documentation relating to the sale of the property is not prepared until an offer is accepted, Quick Sale Ready then uses this information to instruct a solicitor to prepare the seller’s pack in advance of an offer being accepted. A seller’s pack can then be provided to the buyer’s solicitor within 48 hours.

Ben Robinson, Director of Agency Services at ETSOS: “Compliance in a Box has been hugely successful. As part of its development we saw an opportunity to take it a stage further and provide an outsourced service that actually benefitted both agents and vendors.”

“The property market suffers from a lack of stock making listings all the more critical. Quick Sale Ready provides those who adopt it with a way to differentiate themselves; making both the agency and their properties stand out from the crowd and turns compliance from a sunken cost in to a revenue generator for the business.”

Lancastrian EstatesKerry Oldfield of Lancastrian Estates says “As early adopters it has been really interesting to see what our vendors made of Quick Sale Ready. Our local competitors charge no up-front costs and we were concerned that doing so could lose us listings but the opposite has been true. Vendors have really got on board with the whole concept and it has been a really valuable listings tool.”

CPRs; the implications

In 2014 The Properties Misdescriptions Act was repealed and replaced with the Consumer Protection from Unfair Trading Regulations, otherwise known as CPRs.

The main change was a shift in focus away from caveat emptor, or buyer beware, to greater transparency for those involved in the purchasing or renting of property where agents are historically famous for flowery language and an economic use of the truth! (more…)
