New digital environmental report to revolutionise search market

16th December 2015

Leading property search supermarket ETSOS are now offering an innovative new report to digitise residential conveyancing searches and provide practitioners with more of the information they need to protect their clients and in turn their own practices.

RiskView Residential is the all-in-one environmental report that’s quick and simple. The report investigates  four critical environmental factors that increasingly affect conveyancing transactions; Contaminated Land, Flood, Ground Hazards and Energy and Infrastructure

An “at a glance” summary reduces the time spent reviewing multiple reports and the supporting risk interpretation text outlines clear advice and guidance on remedial action and next steps which can be inserted into the report on title. The guidance is provided by leading environmental consultants, Argyll Environmental Ltd. The report includes PI cover of £10 million and a £100k Contaminated Land excess free remediation contribution.

An interactive map can be shared with your clients to provide them with the detail to assess the potential risks associated with their property purchase. Jargon free terminology enables them to effectively analyse the information and if need be, the map clearly outlines where additional guidance can be found.

At £83.00 +VAT the report enables conveyancers to provide a fixed fee service confident in the knowledge that all the required information for environmental searches and a thorough due diligence is carried out from the outset.

Phil Natusch, managing director of ETSOS comments, “high profile cases in the media have put the issue of conveyancing risk and due diligence in the spotlight. It is increasingly clear that clients expect environmental and infrastructure risks to be fully investigated to ensure no nasty surprises down the line.

“There is a responsibility on conveyancers to manage the expectations of clients when it comes to the level of investigation of such risks and there is a lot of sympathy for conveyancers trying to communicate to clients the costs of such investigations. Where previously this has been unknown until the full extent of the requirement for searches are established, here we have a way in which conveyancers can provide fixed fee disbursements and meet client expectations.”
