Making light of the EPC burden

27th November 2012

Almost all property transactions now require an Energy Performance Certificate (EPC) to be in place before completion. This is the responsibility of all parties involved in the transaction and as with any regulatory requirement there can be significant fines should it be found that an EPC is not present. Although in the majority of cases an estate agent will have instructed an EPC at the marketing stage, there are still too many instances where one has not been produced, especially in the commercial market, putting parties at unnecessary risk. There are also private sales to consider where an EPC should be in place but in which the marketing trigger point will not have prompted the owner to have one done. For a full guide as to when EPCs are required and the details of the fines for not having one in place please click here for our quick reference guide.

There is a simple solution however. ETSOS has developed a wraparound EPC service to help you comply with the regulations and add value to your client proposition. First, if you are unsure whether an EPC is in place or not we can check the property against the register for you at no cost and retrieve the original in most circumstances.

If there is no EPC in place then for a domestic property one can be ordered on the ETSOS platform in less than a minute, at a flat rate nationally of £55+VAT, exactly as you would order a search.

For commercial properties the ETSOS platform allows you to get an instant online quote in seconds if you have the floor area; or if not, just send the address and any details to energy@etsos.co.uk and we will produce a quote the same day. Furthermore, we can further lighten the administrative burden for you as we are able either to take payment directly from the client over the phone, or invoice you as we do with searches.

Ordering is simple and is done from the usual search ordering screen, under the domestic and commercial survey tabs respectively. For a quick guide to ordering EPCs through the ETSOS system please click one of the following links to view the relevant video tutorial:
