Commercial Property Advantage with new version of portal

You may well have read about the recent launch of our bespoke conveyancing platform for commercial property solicitors. The system, the first of its kind to offer a full screen mapping service and the ability to create fully Land Registry compliant 1:2500 scaled plans, has been developed in collaboration with GroundSure to bring a solution designed by and for the commercial property sector.

From the one system you can order a full range of commercial reports including a few new additions:

  • GroundSure have announced the release of a new combined screening and floodview report, bringing together two of the most popular reports into one cost effective package
  • ETSOS have now added Yorkshire Water’s (Safe-Move) SiteSearch report, ideal for developers or commercial property lawyers dealing with large plots of land. The search reveals information similar to that provided within a pre planning enquiry from Yorkshire Water
    • The search will include:
      • Invert levels
      • Assets plans of both the sewerage and water assets
      • Build over consultations
      • Any details of easements at the site
      • Trade effluent information
  • Landmark have released a number of blogs in recent months dealing with various issues ranging from flooding to sinkholes.
    • Landmark reports, in partnership with ESI, now incorporate groundwater flood risk data into its commercial report range including Sitecheck Combined, SiteSolutions Commerical and SiteSolutions Combined.

In 2014 The Properties Misdescriptions Act was repealed and replaced with the Consumer Protection from Unfair Trading Regulations, otherwise known as CPRs.

The main change was a shift in focus away from caveat emptor, or buyer beware, to greater transparency for those involved in the purchasing or renting of property where agents are historically famous for flowery language and an economic use of the truth! (more…)
